Giving Back to a Local Family in a Time of Need

Essential Exteriors proudly donated a free roof to a Lansdale family raising a medically fragile child in an effort to give back and support a local family in need this holiday season.

At Essential Exteriors, we believe in using our skills to make a real impact. This December, we had the honor of doing just that. Our team recently installed a brand-new roof, free of charge, for the Snook family in Lansdale. Brianna and Connor Snook are the parents of one-year-old Sienna, who was born with serious medical challenges and requires full-time care. After learning about their story through The ARC Alliance, we knew we wanted to help lift a burden from their shoulders.

We’re incredibly grateful to have been in a position to give back to a family who truly deserves it. This was our second roof giveaway, and it’s something close to our hearts; especially for our owner, Dan Kingkiner, who understands firsthand the challenges that come with raising a child with special needs. We also want to thank our vendor partners who stepped up to help make this possible. It was a full team effort, and seeing the Snook family’s reaction reminded us why we do what we do. We’re proud to be part of this community, and we look forward to continuing to serve and support the families who live here.

How Reflective Roof Coatings Reduce Energy Costs for Commercial Buildings

At Essential Exteriors, we specialize in silicone-based commercial roof coatings that not only protect your building but also help lower your energy costs by up to 30%.

Commercial buildings with flat or low-slope roofs face a common challenge: heat buildup from constant sun exposure. Black or dark roofing materials can absorb and retain heat, forcing HVAC systems to work overtime and driving up energy bills.

A simple way to reduce this strain on your building’s cooling system? Reflective roof coatings.

What Is a Reflective Roof Coating?

Reflective coatings are light-colored (typically white or light gray) finishes applied to existing commercial roofs. The coating creates a seamless, UV-resistant barrier that reflects sunlight instead of absorbing it.

The result? A cooler roof surface, reduced indoor temperatures, and less demand on your cooling system, especially during peak summer heat.

           The Science Behind Energy Savings

On a hot day, traditional dark roofing materials can reach temperatures of 150–180°F. In contrast, a reflective roof coating typically keeps roof surface temperatures 30–50 degrees cooler. That cooler roof surface helps keep the interior of the building more stable, reducing the load on air conditioning systems.

According to the U.S. Department of Energy, cool roofs can:

Reduce air conditioning use by up to 20–30%

            Improve comfort in non-air-conditioned spaces

Lower urban heat island effect in densely developed areas

Benefits of Reflective Roof Coatings for Commercial Properties

           Lower Cooling Costs

By reflecting more sunlight and absorbing less heat, reflective coatings reduce the amount of energy needed to maintain indoor comfort.

           Extend Roof Life

Heat causes roofing materials to expand and contract, leading to faster wear. Reflective coatings help reduce thermal stress.

Improved Interior Comfort

Buildings with large open areas like warehouses, gyms, or retail spaces can feel noticeably cooler, even without major HVAC upgrades.

           Supports Sustainability Goals

Energy-efficient buildings lower greenhouse gas emissions and can help companies qualify for sustainability certifications or incentives.

When it comes to maintaining a commercial flat or low-slope roof, building owners often face a major decision: repair and coat the existing roof or tear it off and replace it completely. Each option has its place, but depending on the condition of your roof, your budget, and your long-term goals, one may offer a significantly better return.

You might be a good candidate for roof coatings if:

In some cases, a coating might not be the right choice. If your roof has:

Then a full roof replacement may be necessary. A replacement offers the chance to redesign drainage systems or upgrade insulation, but it comes at a higher cost.

           What Are Seamless Gutters?

Seamless gutters are made from one continuous piece of material, custom-cut on-site to fit your home’s exact dimensions. Unlike traditional sectional gutters, which are pieced together and joined at seams, seamless gutters have fewer connection points, which means fewer opportunities for leaks and clogs.

Seamless gutters offer numerous advantages over traditional gutters, including but not limited to:

           1. Reduced Leaks

One of the biggest advantages of seamless gutters is that they’re far less prone to leaking. Seams are the weakest points in any gutter system—water, debris, and ice can build up at these joints, eventually leading to cracks or separation. Seamless gutters eliminate that vulnerability, keeping water flowing exactly where it should: away from your home.

Seamless gutters are built to fit your roofline perfectly. This custom fit ensures proper slope and flow, which helps prevent standing water and overflow during heavy rains. At

           3. Lower Maintenance

Without seams to catch leaves, twigs, and shingle grit, seamless gutters are much easier to keep clean. That means fewer clogs, less time on a ladder, and reduced risk of water damage due to overflow. Add a gutter guard system, and you’ve got an even lower-maintenance solution.

           4. Cleaner, More Streamlined Appearance

Because they’re custom-cut and have no visible seams, seamless gutters offer a sleeker look that blends in better with your roofline and siding. They're available in a wide range of colors and materials, making it easy to match or complement your home’s exterior.

           5. Long-Term Value

Seamless gutters may cost a bit more up front, but they’re a solid investment in the long run. With fewer repairs, less maintenance, and improved durability, you’ll save money over time—especially compared to the frequent fixes and potential water damage caused by older sectional systems.

           6. Improved Protection for Your Home

A well-functioning gutter system protects your roof, siding, foundation, and landscaping from water damage. Seamless gutters offer more reliable performance, especially during heavy storms, by directing rainwater efficiently and consistently.

Hiring a roofing contractor can be stressful, especially if you’re dealing with leaks, storm damage, or just long-overdue repairs. Unfortunately, not every contractor holds themselves to a professional standard—and that can leave you with poor workmanship, unnecessary costs, or even a safety risk. Here are 10 clear signs you may be working with the wrong roofing company.

           1. They Avoid Providing a Written Estimate

If your contractor is only giving you verbal estimates or vague ballpark figures, that’s a red flag. A reputable roofer should provide a detailed, written estimate outlining the scope of work, materials, costs, and payment schedule. If they can’t (or won’t) do that, it’s time to move on.

           2. They Push for a Large Upfront Payment

It’s normal for contractors to request a deposit before work begins—but if they ask for a large percentage upfront (especially more than 50%), it could signal trouble. Some unreliable contractors collect big payments and disappear, or stall out halfway through a job.

           3. They Have Poor or No Reviews

Everyone starts somewhere, but a contractor with no online presence, minimal reviews, or consistently negative feedback should give you pause. Reviews can reveal a lot about communication, timeliness, and overall workmanship.

           4. They Use High-Pressure Sales Tactics

Quality roofing companies don’t rely on scare tactics or pushy sales techniques. If someone is pressuring you to sign a contract on the spot or making you feel rushed, it could be more about locking in your money than delivering a good job.

           5. They're Not Licensed or Insured

This one’s non-negotiable. Any contractor working on your roof should have proper licensing and active insurance, including liability and workers’ comp. If they’re vague about this or won’t provide proof, you’re taking a serious risk.

           6. They Cut Corners on Materials or Prep

Watch for signs that the contractor is skipping prep work, using lower-grade materials, or reusing damaged components. These shortcuts can lead to leaks, structural issues, and repairs down the road—costing you more than doing it right the first time.

           7. Communication Is Inconsistent or Confusing

You should know who to contact, what the next step is, and when it’s happening. If your contractor is hard to reach, doesn’t return calls, or leaves you guessing, that’s a warning sign. Poor communication often leads to bigger issues mid-project.

           8. The Crew Doesn’t Follow Safety Standards

Roofing can be dangerous. A good contractor enforces safety protocols on-site—not just for their crew, but for your property and family. If workers aren’t using proper equipment or seem careless, it’s a sign of disorganization or lack of training.

           9. They Don’t Offer a Warranty

Professional roofers stand behind their work. If your contractor can’t provide a workmanship warranty (in writing), it may mean they’re unsure of the quality—or don’t plan on being around long enough to back it up.

           10. Your Gut Tells You Something’s Off

Sometimes the biggest clue is your own instinct. If something feels off—the way they answer questions, how they behave on-site, or how they avoid specifics—trust your gut. A reputable roofing contractor earns your confidence, not just your check.

Gutters may not be the most exciting part of your home, but they play a crucial role in protecting it. A well-designed gutter system prevents water damage, foundation issues, and even landscaping erosion. If you’re considering installing new gutters, here are the key factors to keep in mind.

           1. Material Options

Gutters come in a variety of materials, each with its own benefits:

            Aluminum

             – Lightweight, rust-resistant, and affordable. A popular choice for most homes.

            Vinyl

             – Budget-friendly and easy to install but may crack in extreme temperatures.

            Steel

            – Strong and durable, but prone to rust if not properly maintained.

            Copper

            – High-end and long-lasting, but more expensive and requires professional installation.

Choosing the right material depends on your budget, climate, and long-term maintenance preferences.

           2. Gutter Style and Size

The most common styles are K-style and half-round gutters. K-style gutters have a decorative look and hold more water, making them ideal for areas with heavy rainfall. Half-round gutters have a traditional appearance and are often used on historic or high-end homes.

Size matters too—standard gutters are 5 inches, but homes with large roofs or areas prone to heavy rain might need 6-inch gutters for better drainage.

           3. Seamless vs. Sectional Gutters

Seamless gutters are custom-cut to fit your home, reducing the risk of leaks. While they cost more upfront, they require less maintenance and have a longer lifespan. Sectional gutters, on the other hand, come in pre-cut pieces and are easier to install but have more seams, which can lead to leaks over time.

           4. Gutter Guards: Are They Worth It?

Gutter guards help keep leaves and debris out, reducing the need for frequent cleaning. If your home is surrounded by trees, investing in gutter guards can save you time and prevent clogs that lead to water damage.

           5. Professional Installation vs. DIY

While some homeowners attempt DIY gutter installation, professional installation ensures proper slope, secure attachment, and long-term performance. Poorly installed gutters can lead to water pooling, leaks, or even detachment during storms.

Does a New Roof REALLY Increase Home Value?

When homeowners think about boosting their home’s value, they often focus on kitchens, bathrooms, or curb appeal. But what about the roof? Can a new roof really increase home value, or is it just an expensive necessity?

When homeowners think about boosting their home’s value, they often focus on kitchens, bathrooms, or curb appeal. But what about the roof? Can a new roof really increase home value, or is it just an expensive necessity?

           The Return on Investment (ROI)

A new roof is one of the best upgrades you can make if you're planning to sell your home in the near future. According to industry studies, a new roof can provide an average return on investment (ROI) of 60-70%. While it may not always recoup 100% of the cost, it makes your home far more attractive to buyers—helping it sell faster and possibly at a higher price.

           Curb Appeal and First Impressions

The roof is one of the first things buyers notice. A worn-out, aging roof can make a home look neglected, raising concerns about potential water damage or future repair costs. On the other hand, a fresh, well-installed roof gives the impression that the home is well-maintained, making buyers more confident in their purchase.

           Energy Efficiency and Modern Materials

New roofing materials are more energy-efficient than ever. Upgrading to a cool roof, reflective shingles, or improved insulation can help lower energy bills—something today’s buyers appreciate. Additionally, if you opt for materials with a longer lifespan, such as architectural shingles or metal roofing, you’re offering added durability that increases the home’s long-term value.

           Avoiding Inspection Issues

A failing roof can be a dealbreaker during the home inspection process. If an inspector flags roofing problems, buyers may negotiate for costly repairs or even back out of the deal. Installing a new roof before selling eliminates this risk and streamlines the transaction.

           Is It Worth It?

If your roof is in good shape, replacing it solely to increase home value may not be necessary. However, if your roof is nearing the end of its lifespan or has visible damage, a replacement can significantly impact your home’s resale potential.

Upgrade Your Home with a Roof That Adds Value

Don’t let an aging roof hold back your home’s potential! Whether you're planning to sell or just want to protect your investment, a high-quality roof enhances curb appeal, boosts energy efficiency, and increases resale value.

The materials used in roofing shingles affect their durability, cost, and appearance. Here’s a breakdown of the most common types and what makes them unique.

Asphalt shingles are the most common roofing material in the U.S. They’re made with either a fiberglass or organic mat base, coated in asphalt for waterproofing, and topped with mineral granules that add color and protect against UV rays.

These shingles are popular because they’re affordable, durable (lasting about 20–30 years), and come in a variety of colors and styles to match any home.

With proper maintenance, wood roofing can last 30–50 years. They’re also eco-friendly since they come from renewable resources and are biodegradable. However, they do require regular upkeep to prevent mold and weather damage.

           Metal Shingles

Metal roofing has become more popular thanks to its durability and energy efficiency. These shingles are made from steel, aluminum, copper, or zinc, with protective coatings to prevent rust and corrosion.

Metal roofs can last 40–70 years or more, making them a long-term investment. They’re also lightweight, fire-resistant, and great for reflecting heat, which can help lower energy bills.

           Slate Shingles

If you’re looking for a high-end, long-lasting roofing option, slate shingles might be the way to go. Made from natural stone, these shingles can last 75–100+ years, making them one of the most durable roofing materials available.

Slate roofs offer a timeless, elegant appearance and are highly resistant to fire, rot, and extreme weather. The main drawback is their weight—your home may need additional structural support to handle them.

           Composite or Synthetic Shingles

For homeowners who want the look of wood, slate, or asphalt without the maintenance, composite or synthetic shingles are a great option. These shingles are made from a mix of rubber, plastic, and polymer-based materials, making them lightweight and durable.

They resist mold, fire, and impact damage while offering a wide range of design options. Many synthetic shingles are also made from recycled materials, making them an eco-friendly choice.

The right shingles for your home depend on your budget, climate, and aesthetic preferences. Asphalt shingles are the most common due to their affordability, while metal and slate offer long-term durability. If you want a natural look, wood shingles may be worth considering, but they require more maintenance.

If you’re planning a roof replacement, you might be wondering whether you need to stay home while the work is being done. The short answer? No, you don’t have to stay home—but there are a few things to consider when deciding what’s best for you and your household.

What to Expect During a Roof Replacement

A roof replacement is a major project that involves removing old shingles, inspecting the roof deck, and installing new materials. It typically takes one to three days, depending on the size of your home and weather conditions. During this time, you can expect:

            Loud noises

             – Hammers, nail guns, and the movement of materials will create a lot of noise, which can be disruptive.

            Vibrations inside your home

             – The work on your roof might cause slight vibrations, especially if you have items on shelves or hanging on walls.

Limited access to driveways and walkways

             – Roofing crews often set up dumpsters, ladders, and materials close to your home, which can block entrances.

           Should You Stay or Go?

Here are a few factors to consider when deciding whether to stay home or leave during the project:

           1. Your Comfort with Noise

If loud noises don’t bother you, staying home might not be an issue. But if you work from home, have young children, or pets sensitive to noise, it may be best to spend the day elsewhere.

           2. Safety Considerations

While professional roofing crews prioritize safety, it’s still an active construction site. If you have kids or pets that like to roam outside, keeping them indoors or away from the home is a smart move.

           3. Access to Your Property

If you’ll need to frequently come and go during the project, consider parking your car on the street to avoid being blocked in by roofing materials or debris.

           4. Weather Conditions

Most roof replacements are completed quickly, but if weather delays the process, you might need to adjust your plans accordingly.

           What If You Stay Home?

If you choose to stay, here are some tips to make the experience smoother:

Set up a workspace in a quieter part of your home to minimize distractions.

Secure fragile items on walls or shelves to prevent damage from vibrations.

Keep pets in a quiet, safe room away from the construction noise.

Your roof plays a critical role in protecting your home from the elements, but it doesn’t last forever. Knowing when it’s time for a replacement can prevent costly damage and keep your property in top shape. Here are four key signs that your roof may need to be replaced.

           1. Visible Damage to Shingles

Shingles are your roof's first line of defense, so visible wear and tear is a major red flag. Look for these common issues:

           Cracked, Curling, or Missing Shingles:

These indicate that your roof's surface is no longer providing adequate protection.

           Granule Loss:

If you notice granules in your gutters or downspouts, it could mean your shingles are nearing the end of their lifespan.

           Bald Spots:

Exposed areas on your roof where shingles are missing can leave your home vulnerable to leaks.

If the damage is widespread, it may be more cost-effective to replace the roof than patch individual areas.

           2. Water Damage or Leaks

One of the clearest indicators of a failing roof is water infiltration. Signs to watch for include:

Water Stains on Ceilings or Walls:

These suggest leaks, often due to worn shingles or flashing issues.

            Mold or Mildew Growth

: Persistent moisture can lead to mold, impacting your home’s air quality and structural integrity.

            Dripping Water or Active Leaks

: If water is visibly entering your home, immediate action is needed to prevent further damage.

Roof leaks often start small, so early detection is key to minimizing repair costs.

           3. Sagging or Structural Issues

A sagging roof is a serious concern that indicates underlying structural problems. Causes can include:

Water Damage to Decking or Supports

: Prolonged exposure to moisture can weaken the wood beneath your roof.

Excess Weight from Snow or Debris

: Over time, accumulated weight can strain your roof’s structure.

            Aging Materials:

Older roofs may naturally sag as their components wear out.

If you notice sagging, it’s essential to have your roof inspected by a professional immediately.

           4. Your Roof’s Age

Even without visible damage, age alone can signal the need for a replacement. Different roofing materials have varying lifespans:

            Asphalt Shingles:

            20–30 years

            Metal Roofing:

             40–70 years

            Slate or Tile:

            50+ years

If your roof is approaching the end of its expected life, proactive replacement can save you from emergency repairs later.

           Why Timely Roof Replacement Matters

Ignoring these warning signs can lead to costly repairs, reduced energy efficiency, and even structural damage to your home. A new roof not only provides peace of mind but also enhances curb appeal and increases property value.

Replacing a roof is a significant home improvement project, and one of the most common questions homeowners ask is, "How long will it take?" While the exact timeline can vary, understanding the factors involved can help you plan effectively. At Essential Exteriors, we aim to complete roofing projects efficiently while ensuring high-quality results. Let’s break down what influences the duration of a roof replacement and what you can expect during the process.

           Average Timeline for Roof Replacement

For most residential roofs, the replacement process takes one to three days. However, some projects may extend to a week or more, depending on the following factors:

            Size of the Roof:

Larger roofs naturally take more time to complete.

            Type of Roofing Material:

Asphalt shingles are quicker to install than more complex materials like metal or tile.

            Weather Conditions:

Rain, snow, or high winds can delay the process for safety and quality reasons.

            Complexity of the Roof:

Features like steep slopes, valleys, or multiple layers of old roofing add time.

            Necessary Repairs:

If there’s damage to the decking or structural elements, additional work will extend the timeline.

Steps in the Roof Replacement Process

            Initial Inspection and Planning

Before the project begins, our team conducts a thorough inspection. This step helps identify any underlying issues and determine the materials needed. Planning ensures a smooth workflow once the replacement starts.

            Tear-Off of the Old Roof

Removing the old roofing material usually takes a day or less. For roofs with multiple layers or unexpected damage, this step may take longer.

            Repairs and Prep Work

If damaged decking or other structural problems are found, repairs are completed before installation. This step ensures a solid foundation for the new roof.

            Installing the New Roof

Roof leaks can cause significant stress, but knowing how homeowners insurance works in these situations can help. Policies differ, but coverage often depends on the cause of the leak and the condition of your roof.

           When Roof Leaks Are Covered

Homeowners insurance typically covers roof leaks if they result from sudden and accidental damage caused by specific events, known as “covered perils.”

            Storm Damage

: High winds, hail, or heavy rain causing immediate damage to the roof are usually covered.

            Falling Objects

: If a tree limb or debris damages the roof and creates a leak, it’s likely covered.

            Interior Damage

: If a roof leak leads to water damage inside your home, repairs to the interior and belongings may also be included.

           Exclusions to Coverage

Not all roof leaks qualify for insurance coverage. Policies often exclude certain causes of damage, including:

            Neglected Maintenance

: Regular wear and tear or failure to maintain the roof properly isn’t covered.

            Aging Roofs

: Roofs nearing the end of their lifespan may have limited or no coverage.

            Gradual Damage

: Leaks caused by long-term issues like mold or slow deterioration are usually excluded.

Roof replacement is a significant project, and obtaining the proper permits is crucial to ensure compliance with local regulations. Understanding when a permit is necessary and how to get one will help your project run smoothly.

           Why Are Roofing Permits Required?

Permits aren’t just bureaucratic red tape—they serve critical purposes:

            Code Compliance

: Ensures the work meets building safety codes, protecting your home and its occupants.

            Insurance and Resale Value

: An improperly installed roof without a permit may lead to denied claims or complications during a home sale.

            Legal Requirements

: Avoid fines, penalties, or forced removal of the roof by staying compliant with local laws.

           When Is a Permit Needed?

Most municipalities require a permit for:

            Full Roof Replacements

: A new roof installation almost always requires a permit.

            Structural Modifications

: Projects that involve altering the roof’s framework, such as adding skylights or changing the slope, mandate permits.

            Re-Roofing Over Old Material

: Adding new shingles over an existing roof may require approval, depending on weight and safety factors.

When a Permit May Not Be Necessary

           Consequences of Skipping a Permit

Skipping the permit process can lead to serious issues:

            Fines and Penalties

: Homeowners may face financial penalties for unapproved projects.

            Redoing the Work

: Non-compliant roofs may need to be removed and replaced at your expense.

            Insurance Complications

: Claims for damage to an unpermitted roof might be denied.

At Essential Exteriors, we take pride in delivering high-quality roofing services that provide peace of mind to homeowners. Once your roof project is completed, there are important steps to follow to ensure your investment stays in top shape. Here’s what we recommend after your roof is done:

           1. Inspect the Work Thoroughly

Our team conducts a final inspection to ensure your roof meets our standards, but we encourage homeowners to do their own walkthrough. Take a look around your property, check for any remaining debris, and ensure landscaping is intact. If anything seems out of place, reach out to us so we can address it promptly.

           2. Review Your Warranty Details

Understanding your roof’s warranty is key for future peace of mind. This includes both the manufacturer’s warranty on materials and the workmanship warranty provided by Essential Exteriors. Store all warranty documentation in a safe place, and familiarize yourself with the coverage details.

           3. Register Your Warranty (If Required)

Some manufacturers may ask homeowners to register their warranties within a specified time frame. We’re here to help guide you through this process so you can secure your coverage and avoid any potential issues down the road.

           4. Plan for Routine Maintenance

Maintaining your new roof is essential to prolong its lifespan. Schedule periodic inspections, or inspect your roof yourself for loose shingles, debris, or any signs of wear.

Inform your homeowner’s insurance provider that you’ve had a roof replacement. A new roof often reduces the risk of damage, potentially lowering your premium. Be prepared to provide documentation of the completed project, which we’ll happily supply.

EPDM (Ethylene Propylene Diene Monomer) roofing is a popular type of single-ply membrane used for flat and low-slope roofs. Known for its durability and cost-effectiveness, EPDM is made from a synthetic rubber compound, making it highly resistant to weather elements, including UV rays and extreme temperatures.

EPDM roofing offers numerous benefits that make it a popular choice for homeowners and businesses alike. Here are some of the key advantages:

            Durability

: EPDM roofing has a lifespan ranging from 20 to 30 years with proper maintenance. The material resists cracking and impact from harsh conditions.

            Weather Resistance

: EPDM can withstand wind, hail, and temperature fluctuations. Its flexibility helps it expand and contract with changing temperatures, minimizing damage.

            Ease of Installation and Maintenance

: Installation is straightforward, keeping labor costs down. Repairs are simple, usually involving patches or adhesive.

            Eco-Friendliness

: EPDM can be recycled and helps reflect heat, contributing to energy efficiency and reducing cooling costs.

           How Is EPDM Roofing Installed?

EPDM roofing comes in rolls and can be installed in various ways: fully adhered, mechanically fastened, or ballasted. The choice of method depends on building specifications and budget. Adhesive installations attach the membrane directly to the surface, while ballasted installations use gravel or stones to secure it.

           Considerations for EPDM Roofing

While EPDM is versatile and durable, it suits flat or low-slope roofs best. The black color can absorb more heat, making it less ideal in hot climates, though a white or reflective coating can reduce heat absorption and boost energy efficiency.

Replacing a roof is a significant investment for homeowners, and understanding the costs involved is crucial for budgeting. In Pennsylvania, the price of a new roof in 2024 varies depending on several factors, including roof size, materials, labor rates, and additional considerations like permits and roof complexity. Whether you're in Montgomery County or its surrounding towns, having a clear picture of these costs will help you make an informed decision.

Factors Influencing the Cost of a New Roof

The most significant factor affecting roof replacement costs is the type of roofing material you choose. In Pennsylvania, asphalt shingles remain the most popular option due to their affordability and durability, costing between $5,000 and $12,000 for an average-sized roof. Roof size and pitch also play a role in determining the final cost. A larger roof or one with a steep pitch requires more materials and labor, increasing the overall expense.

Shingle Roof Installation and Permit Costs

Labor costs vary across Pennsylvania, but typically, roofing contractors charge about $500 per square foot. In more urban areas like Philadelphia, some contractors may charge labor fees which can be higher in these areas due to demand and overhead, while rural regions may see slightly lower rates. In addition to roof installations, Pennsylvania homeowners may need to factor in permit costs, which range from $100 to $500 depending on the municipality.

Additional Costs: Roof Removal and Repairs

Roof removal typically runs between $1 to $5 per square foot, depending on the number of layers and roof condition. If underlying damage is discovered, such as rotten decking or damaged flashing, additional repairs will be necessary, further increasing costs.

Making the Right Investment for Your New Roof

In 2024, the cost of a new roof in Pennsylvania can range from $5,000 to $40,000 or more, depending on factors like materials, labor, and any necessary repairs. When planning a roof replacement, it’s important to get quotes from trusted contractors and weigh the long-term benefits of quality materials, which can enhance home value and provide lasting protection.

While moss might give your home a rustic look, it’s essential to clean it off to preserve your roof’s lifespan and functionality. Why Moss Grows on Roofs

Moss tends to thrive in damp, shaded environments. Roofs that are often shaded by trees or structures are especially vulnerable to moss growth, as they don't receive enough sunlight to dry off after rain. Over time, moss spreads across shingles, holding moisture and potentially causing roof damage. Left unchecked, it can lead to rotting and reduce the effectiveness of your shingles.

Once the moss is removed, it's important to take steps to prevent it from returning. Trim back overhanging tree branches to increase sunlight exposure, which helps keep your roof dry and less hospitable to moss. Having your roof washed on a biannual schedule will also ensure moss doesn't have a chance to establish, keeping your roof in great condition year-round.

According to the Money Pit, your roof makes up 40% of your household's exterior. It's an important part of your home both aesthetically and practically. While roofs are incredibly durable, they do need regular inspections and maintenance to avoid problems that will call for costly roofing repairs. In fact, regular roofing inspections can contribute to multiple benefits.

           Catching Small Problems Early

Roof damage isn't always something you can see from the ground, and, without the proper training, it's not a good idea to get on the roof to take a look. Hiring a local roofing company to come and take a look for you is a safe and effective way to catch small problems you may not be aware of. They have the right tools and eyes for the job.

           Insurance Claims

If you experienced roof damage from a storm, getting an inspection from a reputable roofing contractor near you will be important for your insurance claim. They will often not charge for post-storm inspections. Instead, they'll accumulate evidence of storm damage (like photos), put together a report for the insurance company, and then work with them to figure out the repairs needed. They're like having an expert witness on your side and can lobby for the roofing repairs you need.

           Longer Lifespan

Asphalt shingle roofing usually lasts around a couple of decades. If you want to be at the end of that spectrum and avoid an early hefty investment, schedule routine inspections. As mentioned above, they'll catch small problems before they grow bigger and damage more of the roof. They'll also repair the problem so that it doesn't recur. On top of that, they can give you tips to increase the lifespan of your roof on your own.

           Save Money

Minor roofing repairs also cost less than major ones, and both cost a whole lot less than a roof replacement. Making smaller investments now will save you money in the long run, and inspections are not much of an investment to begin with.

           Peace of Mind

You'll also sleep incredibly well knowing that your roof is maintained and keeping you and your family safe. Structural problems are harder to see outright, and can put your family in danger. Roofing inspections can make sure the roof is in tip-top shape so that you can rest easy.

One of the most important things you can do when selling your home is to make sure that it is in good condition. This means taking care of any necessary repairs before putting it on the market. One repair that many homeowners overlook is roof replacement. It's important to replace your roof before selling your home, and here are the reasons why.

           1. Enhance Curb Appeal

Having a roof in good condition will make your home more appealing to buyers. This is because a roof is one of the first things people notice when they see a home. If your roof is in bad condition, it will make your entire home look run-down and unappealing. Potential buyers may be deterred from even considering your home if they see that the roof needs to be replaced.

           2. Avoid Costly Repairs

If you wait to replace your roof until after you've sold your home, the new homeowners will be stuck with the cost of repairs. These repairs can be very expensive, and they will likely have to be done immediately. This could cost the new homeowners a lot of money, and it may even cause them to back out of the sale.

           3. Increase the Value of Your Home

According to the Global Roofing Group, you can boost the value of your home by between 15 and 40%. This means a $100,000 house might be worth $140,000 if you add a new roof. This is because a new roof will make your home more appealing to buyers, and it will also last longer than an old roof. Replacing your roof before selling your home is a great way to add value to your property.

           4. Get the Best Return on Your Investment

If you wait to replace your roof until after you've sold your home, you may not get as much money for your home. This is because potential buyers will factor in the cost of repairs when making an offer on your home. If you prefer to avoid this depreciation value and get the maximum return on your investment, hiring a roof repair service and replacing your roof before selling is a smart idea.

           5. Protect Your Home

A roof is one of the most important parts of your home, and it protects the rest of your house from the elements. If your roof is in bad condition, it could leak and cause damage to your home. This damage will be expensive to repair, and it will also lower the value of your home. Replacing your roof before selling will help you avoid this type of damage.

As you can see, there are many reasons why you should replace your roof before selling your home. By hiring a roof repair service, you can enhance curb appeal, avoid costly repairs, increase the value of your home, and get the best return on your investment. If you are seeking a roof repair service, contact us today. We would be happy to help you with your roof replacement project.

Your roof is essential and needs to stay in good shape. If the roof is damaged, it can let in water, leading to mold and water damage inside. Your roof also plays a large role in your home's curb appeal. According to The Money Pit, with your roof generally taking up 40% of the home's exterior, it plays a large role in making your home more appealing to potential buyers. Because of these factors, it is important to know when to replace your roof. Here are four signs that it is time to consider a replacement.

           Missing and Damaged Shingles

If your roof has missing or damaged shingles, it might be time to consider a replacement. Often, these can be repaired by residential roofers. So damage does not automatically mean you need a new roof. But if you have a lot of shingle problems or these are happening alongside other problems, it might be time to look into a replacement roof.

The Roof Has Outlived Its Expected Lifespan

Your roof is not meant to last forever. When you get a new roof, the residential roofers will give you an estimated lifespan for it. This lifespan can vary depending on unexpected events or your maintenance routine. But eventually, you will need a new roof. If you're past the expected lifespan, you should begin to plan for your roof replacement.

           Leaks and Water Damage

If you notice water damage in your attic, your roof could be to blame. There might be leaks in it. As with damaged shingles, a single leak doesn't necessarily mean it is time to get a new roof. Residential roofers can repair many problems you might encounter. But too many leaks or too much water damage could indicate a major issue.

           Mold and Fungus

If you go up on your roof and spot mold and fungus, you should start to consider your replacement options. This is especially true if you've dealt with water damage in the past with this roof. Mold and fungus indicate a problem with removing water from the roof. They mean that there has already been rot. Talk to residential roofers to see if the damage is bad enough to require a new roof.

A replacement roof is a big investment, but it pays off in terms of both security and home value. If you see any of these problems, it might be time to look into a new roof. Give us a call today to receive a free estimate within 24 hours!

Choosing local roofers doesn't have to be a stressful ordeal. It's tough trying to decide which roofer is reliable when you need a roof replacement. This is especially true if your roof is currently leaking.

Find Top Local Roofers for the Job

According to Roofinginsights.com, a large portion of the roofing market for North America is roofing replacements. They define over 90% of the market's value and volume. But which roofing contractor is the best? Ask potential contractors about their insurance coverage, roofing costs, and certifications as well as the questions below before hiring them to replace your roof.

           1. Will the New Roof Cover the Old Roof?

Sometimes roofers perform a visual inspection and apply a replacement roof on top of the old roof. Visual inspections don't always identify rotten or soft spots. You don't want any issues to linger since they'll create bigger problems in the future. Top local roofers will recommend removing an old roof before installing a new roof.

           2. Is a Container for Refuse Material Provided?

Shingles, nails, old plywood, and more accumulate while replacing an old roof. Good local roofers will bring a container to dispose of roofing refuse. They don't want it to litter your yard and you don't want to step on a nail. Be sure to ask a potential roofer how they handle the refuse.

           3. Does Drip Edge Come With a New Roof Installation?

Drip edge is the small aluminum pieces placed under shingles that extend off of the roof. They keep water from pooling on your roof and ruining the fascia and wood by guiding the runoff to your gutters. Not all roofers will install this unless you mention it. Ask local roofers if they include drip edge as a part of their roofing replacement services.

           4. Will Someone Be Onsite to Answer Questions?

It's a good idea to ask questions before you hire local roofers. However, concerns may come up during your roof replacement. It helps if a project manager is on-site to address concerns and answer new questions. Be sure to ask whether someone will be available or not.

           5. Will Your Property Be Protected from Damage?

Replacement roofing services include the use of heavy equipment and tools. How will the contractors ensure your property isn't damaged by their equipment? Will they take care of any damage they cause?
